What this calculator does
A home loan is usually a long reducing-balance EMI. This page uses the same EMI formula as the general EMI calculator, with defaults and tenure limits that match typical housing loans in India (up to 30 years).
EMI formula
EMI = P × r × (1 + r)^n / ((1 + r)^n − 1)
P is the loan amount, r is the monthly interest rate, and n is the number of monthly installments. If the interest rate is zero, EMI is simply P ÷ n.
Example
A ₹50,00,000 loan at an assumed 8.5% for 20 years has 240 instalments. EMI is the figure that clears that balance if the rate never changes. Total interest over two decades is often large — which is why the pie chart and schedule matter.
Important considerations
Property price, LTV limits, CIBIL score, prepayment charges and floating-rate resets are not modelled. Compare lenders using the same tenure and the same meaning of annual rate. Use the loan prepayment calculator if you plan extra payments.
Frequently asked questions
Is this EMI a bank quote?
No. It is a reducing-balance estimate from the amount, rate and tenure you type. Lenders may use a different spread, floating reset, or add processing fees, GST and insurance.
Does the calculator include a down payment?
No. Enter the loan amount you expect to borrow, not the property price. Down payment, stamp duty and registration are separate cash outflows.
Can I model a floating rate?
Not as a changing rate path. Use a conservative assumed rate, or run the calculator twice with a lower and higher rate to see a range.
Are tax benefits included?
No. Some home-loan interest and principal may have tax treatment under current law, but rules change. This tool does not compute tax. Verify with official sources or a professional.
